How much does it cost to buy a Log Cabin?
Prices start at £87,000 for a basic 2 bedroom Cabin. If you are thinking of purchasing, a member of the team at Island will sit down with you and talk through all the options and what you end up spending is dependant on any extras you opt for and the overall size. In addition you can visit Balquhidder Braes and view the pitches available and Cabins in situ.
What does this price include?
This includes the Cabin sited and services connected (water, gas, electricity).
The interior of the Cabin will be to the design agreed with Island Leisure. Furniture and curtains are not included but this can be arranged at additional cost.
How much are site fees?
Site fees are £2000 plus vat annually. This is index linked.
Can I live in it year round?
The cabins are designed to be extremely thermally efficient and are economical to heat throughout the winter – they are totally insulated. The site has a year round licence but does not have ‘residential’ status – in other words owners mostly have another ‘main residence’ address, but there is no legal requirement for owners to vacate their cabin during the course of the year.
What other costs are involved in owning a Cabin?
There are basic running costs such as gas and electricity, and also rates. The rateable values are around £1000 – and 50% of this is payable (i.e. you pay around £500) although there is relief available which could currently bring your rates bill down to £0. It is also recommended that the exterior is repainted every 2 years – this can be arranged with

How quickly can I have a Cabin built?
Once the design and layout have been agreed there is usually a lead-time of around 3 months for the Cabin to be built. This varies however and once the design process is complete a more accurate time will be given.
Log Cabin Rentals.
As well as having the joy of owning your own bespoke holiday home, you can experience a valuable source of income by renting your Cabin out. We are flexible on the options open to anyone wanting to do this, but basically what usually happens is the owners do whatever marketing they want to – or just keep it to friends and family – and receive 85% of the income from rentals. In addition we take bookings from our website, leaflets etc. For bookings that we manage we charge a 25% commission. Our service includes managing the booking, receiving payment etc. We can also organise the Cabin to be cleaned between bookings at a cost of £25 for a 4 berth Cabin and £35 for a 6 berth. This includes the supply of clean bedding, bathmats, tea towel etc. Our 2010 prices for a weeks rental of a 4 berth cabin range from £320 to £610, and a 6 berth from £380 to £780.
